Coworking in Warsaw’s City Centre: 5 Spaces and Why Location Matters

Location guide · Updated September 2026

Where you work in Warsaw decides how your days go: how long clients take to reach you, how late you can stay without a long ride home, and whether a meeting across town costs you an afternoon.

This piece makes the case for the centre with numbers, then puts five coworking spaces in Śródmieście on one map with real walking times, so you can see which corner of the centre suits your week. If you want the full comparison of ten operators and their prices, that is in our coworking guide.

Workin publishes this page and is one of the five. We measured every distance the same way for all of them, and our own space does not come out on top everywhere.

Why the centre is worth paying for

The centre costs more per square metre, and the market still prefers it. Office vacancy tells you where companies choose to be, and in Warsaw the gap is wide.

Working in the centre

  • Office vacancy of 4.8% in Q2 2026, a sign of how many companies want to be here.
  • Both metro lines, the airport trains to Śródmieście and Centralna, and Warszawa Centralna for intercity rail.
  • Clients, ministries, hotels and restaurants within walking distance, so one trip covers several meetings.
  • Prime rents of about 19 to 27.50 EUR per m² a month, and more for the best floors.

Working outside the centre

  • Vacancy of 11.8%, so more choice and more room to negotiate.
  • Rents from about 10 EUR per m² a month.
  • Often closer to where people live in Mokotów, Wola or the suburbs, with parking that is easier to find.
  • Client meetings in the centre mean a trip each way, which adds up over a week.

Vacancy: PINK data published by JLL, Q2 2026. Rents: AXI IMMO, Warsaw office market 2025, February 2026. Coworking prices follow the same logic at a smaller scale.

Five central spaces on one map

The five spaces sit within about three kilometres of each other, yet they serve different parts of the centre. The north end belongs to the Old Town and the Royal Route. The south end is closer to the station, the Palace of Culture and the office towers.

How far is everything on foot?

Distances are routed on foot along real streets, from each building to the station or landmark. We turned metres into minutes at a steady 4.8 km/h, so a brisk walker will beat these times.

The five, up close

Workin comes first because this is our page. The other four follow from north to south.

The trade-off is honest: the nearest metro, Ratusz-Arsenał, is about 12 minutes away on foot. In return you get the calmest corner of the centre and airport bus 175, which ends at Plac Piłsudskiego, about a 10-minute walk away.

Which end of the centre is yours?

Three questions settle most decisions about where in the centre to work.

  1. Where do your meetings happen? If clients come to you, pick the address that impresses and is easy to find. If you go to them, pick the space closest to the metro line you use most.
  2. How do you and your guests arrive?Intercity trains favour the south end near Centralna. Airport arrivals are easy anywhere central, by train or bus 175. Drivers should ask about parking before anything else.
  3. What does your evening look like? The Old Town and Royal Route are calm and scenic. Koszyki and the streets around Nowy Świat are where people go after work.

Questions we get about working in the centre

01

Is coworking in the city centre more expensive?

Usually yes, because central space costs more. Central office rents run at about 19 to 27.50 EUR per m² a month against about 10 EUR outside the centre (AXI IMMO, 2025). Prices for coworking follow the same pattern, though a flexible desk spreads that cost over many people.

02

How do I get from Chopin Airport to central Warsaw?

Trains S2, S3 and RL run from the airport station, and the airport gives about 30 minutes to the centre. Bus 175 runs daily to Plac Piłsudskiego. A 75-minute ticket (4.40 zł) covers either.

03

Which central coworking is closest to the metro?

Of the five here, The Shire at Plac Małachowskiego is about 6 minutes from Nowy Świat-Uniwersytet, and Business Link Astoria about 6 minutes from Centrum. Workin is the furthest, about 12 minutes from Ratusz-Arsenał.

04

Which is best for someone arriving by train?

Business Link Astoria and Mindspace Koszyki are both about 14 minutes’ walk from Warszawa Centralna. The spaces near the Old Town are 22 to 33 minutes on foot, or a short metro or bus ride.

05

Can I register my company at a central Warsaw address?

Yes, through a virtual office. Workin’s starts at 239 zł net a month for ul. Senatorska 2, with mail handling. The Shire also offers virtual office services.

06

Where can I compare more coworking spaces?

Our guide to ten Warsaw coworking operators covers WeWork, CIC, Regus, Cluster and others, with every published price in one table.
