Coworking in Warsaw: 10 Spaces Compared, with Prices (2026 Guide)

Warsaw coworking guide · Updated September 2026

Warsaw has more flexible workspace than any other city in Poland, and choosing between it is harder than it looks. Operators sell hot desks, fixed desks, private offices and registered addresses under the same word, and only a few publish prices. This guide compares ten operators on what you can check: where they are, what they sell, what they charge publicly and when you can get in.

Some context on scale. Colliers’ Flex Guide 2026 counts about 235,000 m² of flexible office space in Warsaw, 4% of the city’s modern office stock, with occupancy around 85% (over 90% in central locations). The nine largest operators hold about 70% of that space, so the choice in practice comes down to a handful of networks plus smaller independent spaces.

One disclosure before the list: Workin publishes this guide and we put our own space first. For the other nine, every price below comes from the operator’s own website in September 2026. Where an operator does not publish prices, we say so instead of repeating broker estimates.

Hot desk, fixed desk, private office or virtual office?

Coworking operators sell four different things under one word. Decide which one you need before you compare prices, because a hot desk and a private office in the same building can differ several times over.

OptionWhat you getBest forWatch for
Hot deskAny free seat in a shared area, usually with a day pass or monthly membership.Freelancers, nomads, people in the office two or three days a week.No storage, no guaranteed seat at peak times, calls in phone booths.
Fixed deskYour own desk in a shared area, often with a lockable drawer.Full-time solo workers who want the same setup every day.Still an open room. Check noise levels and booth availability.
Private officeA lockable room for 1 to 20+ people, furnished, with the building’s services.Teams, client work that needs confidentiality, companies new to Poland.Minimum terms and notice periods. Ask what is included in the rent.
Virtual officeA registered address, mail handling and sometimes a phone line, with no desk.Registering a company, a Warsaw address for a remote business.Scanning and forwarding fees, and whether meeting rooms are discounted.

The ten spaces

Workin comes first, since this is our guide. The rest start with the independent and design-led spaces and finish with the large networks.

01 · Old Town, Castle Square

Workin

Boutique coworking, serviced offices and a registered business address in a class-A building on Castle Square.

Workin publishes this guide, so read this entry with that in mind. We list ourselves first because we fit a specific brief well: a calm, well-serviced place to work in the historic centre, at an address clients recognise. The building is a modern class-A office at ul. Senatorska 2, facing the Royal Castle.

It is a boutique space. Instead of a large open floor, you get quiet desks, private offices for one person or a whole team, five meeting rooms and a 150-guest event space. Desks and offices can be booked by the hour, with no long-term commitment.

Before you sign: the coworking checklist

Most coworking disappointments come from things the tour did not show: the internet at 11:00 on a Tuesday, the queue for the only free phone booth, or a notice period nobody mentioned. Ask these before you sign anywhere, including with us.

Work

  • Test the Wi-Fi at peak hours, and ask whether a wired connection is possible.
  • Count the phone booths against the number of members. Calls are the first thing to go wrong.
  • Check chairs, desk height and monitor options if you work long days.
  • Ask how loud the space gets, and whether there is a quiet zone.

Access and extras

  • Opening hours, and whether members get 24/7 access.
  • Meeting-room credits included per month, and the price once they run out.
  • Guest policy: can clients visit, and who meets them at reception?
  • Lockers, bike storage, showers, parking.

Contract and money

  • Whether prices are net or gross. Business prices in Poland are usually quoted net of 23% VAT.
  • Minimum term, notice period and deposit.
  • What costs extra: printing, mail forwarding, event space, parking.
  • Whether a monthly plan can be paused or moved to a smaller or larger option.

Company admin

  • Can you register your company at the address, and is it included or a separate virtual-office fee?
  • How mail is handled: scanned, held, forwarded, and at what cost.
  • Whether you get a VAT invoice in your company’s name every month.
