Serviced office or a conventional lease?
A conventional office lease in Warsaw works differently from many other markets. Rents are quoted in euro per m² and indexed every year to euro-area inflation (HICP). Five-year leases dominate, sometimes seven or ten (Colliers). Service charges of PLN 18-38 per m² a month come on top, and 23% VAT on both.

Our arithmetic on market averages, net of VAT: Knight Frank Q1 2026 (central asking rents EUR 18-28, service charges PLN 18-38), Colliers (10-15 m² per person, desk prices). New buildings rarely lease units this small.
